The theater area is located at st. Podluzhnaya, nearby are the National Cultural Center and business sites. This territory is distinguished by its proximity to the Kazanka River. The territory has a distinct landscape that serves as a backdrop for the theater embankment. Thus, it turns out that the building is located on the topography, closer to the embankment and the water surface, and the surrounding buildings create the silhouette of the city.
The insertion into the landscape predetermined the terraced interior levels of the building and the creation of external open and semi-open spaces. A system of columns, beams and trusses is used here, spanning large spans of some spaces. A large ramp covers half of the building from the stage box to the foyer and restaurant, located on the first level of the theater, connected to the embankment - a public area.
